Privacy Policy

Houghton For Rent (“Houghton,” “we,” “us”) operates Houghton Extra Credit (the “Service”). This policy explains what personal information we collect, how we use it, and the choices you have. It applies to the Extra Credit website and app, not to Houghton’s other websites or your lease paperwork except where we say so.

1. Who is responsible

Houghton For Rent is the operator of Extra Credit and decides how Extra Credit personal information is used. We are based in Houghton, Michigan.

Extra Credit is part of Houghton’s promotional program. Information you submit here may be combined with resident or applicant records Houghton already keeps in the ordinary course of property management.

2. Information we collect

We collect:

  • Account details — email address, name, and phone number you provide when you sign in or complete your profile
  • Program activity — Extra Credit entries, QR codes you scan, timestamps, and rewards or perks associated with your account
  • Tenancy status — whether you appear to have an active Houghton lease, which we may check against Houghton’s property-management records
  • Technical data — cookies or similar storage needed to keep you signed in, plus basic device and log information generated by using the Service

If you use Scan, your device camera is used to read QR codes. We do not keep photos or video from the camera; we only use the code the scan produces.

We do not ask Extra Credit for payment card numbers. We do not intentionally collect precise GPS location.

3. How we use it

We use this information to:

  • Create and secure your account (including one-time sign-in codes)
  • Track entries, scans, and rewards, and run Extra Credit promotions
  • Confirm tenant eligibility for tenant-only features
  • Contact you about your account, events, or the program
  • Prevent fraud, cheating, and abuse
  • Maintain, debug, and improve the Service
  • Comply with law and enforce these terms and Houghton’s policies

4. How we share it

We do not sell your personal information. We share it only as needed to run Extra Credit:

  • Service providers — hosting, authentication, and databases (including Amazon Web Services), and rewards partners (including Paylode) that display or fulfill perks
  • Property operations — Houghton staff and systems used to manage residents and the Extra Credit program
  • Legal — if required by law, to protect Houghton or others, or in connection with a business transfer

Partner reward programs have their own policies. If you redeem a third-party perk, that partner’s privacy terms apply to what you give them.

5. Cookies and sign-in

Extra Credit uses essential cookies (or similar storage) to keep your session, refresh sign-in, and remember when we still need your name or phone. These are required for the Service to work. We do not use them for advertising.

6. How long we keep it

We keep account and program records for as long as your Extra Credit account is active and for a reasonable period afterward as needed for the program, fraud prevention, and legal obligations. Houghton’s separate resident records follow Houghton’s ordinary retention practices.

7. Security

We use reasonable administrative and technical measures (including encrypted sign-in sessions) to protect Extra Credit data. No online service is completely secure.

8. Your choices

You can update name and phone in the Service where those screens are offered, and you can sign out. To correct information, close your Extra Credit account, or ask questions, email Rentals@Houghtonforrent.com. We may need to verify it is you. We may keep limited records as required by law or to resolve disputes.

If you are a Michigan or other U.S. resident with additional privacy rights under applicable law, you can use the same contact to make a request. We will not discriminate against you for exercising those rights.

9. Children

Extra Credit is not directed at children under 13, and we do not knowingly collect their information. The Service is intended for adults 18 or older.

10. Changes

We may update this policy by posting a new version in the Service with a new effective date. Continued use after that date is acceptance of the update.
